Our terms and conditions define the policies and procedures we have established for the proper functioning of reservations, providing useful information and guarantees for the consumer.
ACCOMMODATION IDENTIFICATION
Family Surf Home is a local accommodation, with registration numbers 89787/AL, 44796/AL and 111884/AL, belonging to the company Rosa Costa Family Surf, Unipessoal, Lda. (NIF: PT516083511), and is headquartered at Rua do Meio, 13, Palhais, 2640-068, Santo Isidoro, Mafra, Portugal, with the following contacts:

TERMS AND CONDITIONS
The terms and conditions contained in this document apply to the relationship between the potential guest, hereinafter referred to as Guest, and the company Rosa Costa Family Surf, Unipessoal, Lda., hereinafter referred to as Family Surf Home, from the moment of the reservation request until the end of the period of stay.
In the case of situations that are not provided for in the Terms and Conditions, the applicable legislation is used.
BOOKING POLICY
Reservations can be made by phone, email or through our website. Reservations by phone, email, website and other means of booking are subject to availability.
Unless otherwise specified, the minimum stay is two nights, except in our Hostel where we allow stays of 1 night.
PAYMENT POLICY
Reservations are secured upon payment of the total amount of the stay, by bank transfer, cash, or any of the payment methods available on our website.
After booking, guests will receive an email from the property confirming the reservation.
CANCELLATION POLICY
Booking cancellation is subject to the following conditions:
- Up to 15 days before the check-in date, the Guest will receive the full amount paid for the reservation;
- In the 14 days prior to check-in until the 8th day prior to check-in, 50% of the total reservation amount will be charged;
- In the 7 days prior to check-in, the total amount of the reservation will be charged.
If the guest does not show up on the day indicated for check-in, and there is no communication from the guest, there will be no refund and the reservation becomes void, in its entirety.
The guest already installed can interrupt their stay, without the right to reimbursement.
It is recommended that the Guest take out travel insurance to cover unforeseen events that may cause the cancellation of their reservation.
ARRIVAL AND DEPARTURE
The Family Surf Home provides accommodation from 3 pm on the arrival date.
At check-in, guests must identify themselves and provide their identification document (identity card/citizen card/passport) for verification.
On the departure date, the Guest will have to leave the accommodation unoccupied with people and goods and without any damage, by 11 am.
Check-in and check-out may take place outside the defined hours, as long as availability is checked with those responsible for the accommodation, and an additional fee may be charged.
If the accommodation is not vacated by 11 am on the day of check-out, without any justification or prior consent from Family Surf Home, a compensation corresponding to the value of one night will be immediately charged, with the Guest only having the right to use the accommodation for that period if there is availability in the accommodation. Otherwise, you will have to pay the compensation and leave the accommodation within a maximum period of 2 hours.
Family Surf Home does not have a 24-hour reception service.
We appreciate that guests inform us of their estimated time of arrival, at least 20 minutes in advance.
TERMS OF USE
- Only the number of people indicated in the reservation will be entitled to use the accommodation. Temporary visits to our guests are only allowed with the prior consent of those responsible for the accommodation.
- The Guest and accompanying person(s), if applicable, must treat other Guests with consideration and respect.
- If there is a private parking space, it will have to be used according to the rules of the accommodation.
- All damages, breakdowns and thefts associated with the Guest will be charged, and the Guest will be responsible for paying a fee corresponding to the value of the respective replacement/repair.
- Children under 14 years of age must be supervised by an adult Guest at all times during their stay, and Family Surf Home is not responsible for any accidents.
- Family Surf Home will not be responsible for personal belongings that may disappear within its facilities. The Guest must always close the access door to the respective accommodation, as well as the main gate.
- In case of emergency, the Guest must make a telephone call to the contacts made available in the Regulation existing in the accommodation.
ANIMALS
It is not allowed to accommodate animals in the accommodations of Family Surf Home. The introduction, by the Guest, of animals in the accommodation, allows the management entity to inform the Guest of the obligation to leave, without refunding the amounts paid in the meantime for providing the accommodation during the contracted period of stay.
NOISE/IMPROPER BEHAVIOR
As a matter of respect and understanding for the other guests, as well as the inhabitants of the area where the accommodation is located, special attention is requested to minimize activities that may cause noise that could disturb the people concerned, including at 10 pm and 8 am.
If the behavior of the Guest or any of the members of his group during the stay is considered inappropriate and likely to cause danger or disturbance to other guests or to the properties, the management company reserves the right to immediately cancel the reservation. In these situations, there will be no compensation or reimbursement. Family Surf Home also reserves the right to cancel future reservations for the same guest.
ACCESS TO THE ACCOMMODATION BY THE ACCOMMODATION MANAGEMENT ENTITY
The management entity, or another element designated by it, will have the right to enter the accommodation, during the Guest’s stay, in order to carry out cleaning work (if necessary or at the guest’s request), repairs or other necessary work. . The Guest will always be informed of the date and time of entry of some external element.
VALUE OF THE STAY AND OTHER VALUES
The value of the stay to be paid by the Guest constitutes the consideration for the use of the accommodation, in the period between arrival and departure.
The total amount of the stay will be charged per night, regardless of whether the Guest actually used the accommodation or not.
The applicable rates will be the agreed values or the values established in the price list of the chosen accommodation, in force on the date of the reservation request. The management company reserves the right to update prices, with timely information being given to the guest.
The rates and amounts indicated for the stay include VAT at the legal rate in force, unless expressly provided otherwise.
Family Surf Home makes information and promotions available on its website.
The offers and promotions are temporary and are subject to the specific conditions defined.
(Specific payment terms may apply to travel agencies, tour operators and other entities.)
PAYMENT CONDITIONS
The payment of the amount of the stay and extra services must be paid at the time of booking. Family Surf Home accepts payments by bank transfer, Credit Card, Mbway and Multibanco.
Checks are not accepted.
SECURITY DEPOSIT
There is also a security deposit (€100.00) – to be paid in cash or by bank transfer, on the day of entry/check-in, which will be returned at check-out, if no damage is found.
CLAIMS
Each local accommodation unit belonging to Family Surf Home has a physical and electronic complaints book.
Any complaints or suggestions should be forwarded to management. Verifying that there is indeed any kind of constraint in the accommodation, Family Surf Home has the right to opt for repairs and relocate the Guest in accommodation of the same contracted category. Only complaints that are likely to call into question the level of service and quality of accommodation will be considered.
LIABILITY OF THE COMPANY ROSA COSTA FAMILY SURF, UNIPESSOAL LDA.
The company is responsible for ensuring adequate conditions of hygiene, cleanliness and safety for guests.
The company will not be responsible for personal property that may disappear within its facilities.
The company assumes no responsibility for the loss of data provided by the Host in the event of electronic transmission of payment data.
The company will not be liable to the guest, in case of delay in the provision of accommodation, in case of force majeure. Force majeure will be those that make it impossible or difficult to provide accommodation, such as strikes, lockouts, natural disasters, accidents in the accommodation itself.
NOTIFICATION DUTY
In the event of theft, property damage, fire, flooding or other damage to the accommodation, the Guest must immediately inform the management entity and collaborate in resolving the situation in question.
END OF STAY
The management entity has the right to terminate the stay if the Guest shows any behavior that affects good coexistence, peace of mind or hygiene.
The Guest may request the end of their stay at any time up to 6:00 pm, to be effective until 11:00 am the following day, with no refund of amounts paid.
DATA PROTECTION
The personal data of the Guest and his/her companion(s), if applicable, will be stored and processed by the managing entity and service providers, in accordance with the Law, for the services requested by the Guest and for its own advertising campaigns .
The Hospede will have the right to object, at any time, to the use of personal data for advertising purposes, and must inform the managing entity.
Unless otherwise provided by law, the personal data of the Guest and companion(s) must be deleted when the legal retention period ends.
GENERAL PROVISIONS
The Terms and Conditions govern the Guest’s stay at Family Surf Home accommodations
The nullity of one or more of the above provisions does not affect the validity of the remaining provisions. The invalid provision will be replaced by the valid provision, the closest to the commercial and legal intentions of the parties, or if this is not possible by the Portuguese legislation in force.
OVERBOOKINGS
In any situation of overbooking detected, we will immediately contact the Guest in question, in order to place them in another establishment with similar characteristics, within a radius of 50Km and, if this situation is impossible, we will proceed to refund the payment.
